Sand Castle Property Management, Inc. is a full service management company.  We provide services to residential and commercial property owners, tenants, and homeowner associations.

Our tenants undergo a credit, criminal, and eviction screening process prior to being offered residency.  Upon being approved for residency, we will collect monies due per the Lease Agreement, provide for their maintenance and repair needs, and establish an ongoing and open line of communication.  Many of our tenants become long term residents.

Our owners take comfort in knowing their properties are being provided with prompt, quality, repair and maintenance services, annual property inspections, and that only qualified applicants have been placed. Our owners are confident in our project management and rehab supervision. We also provide eviction services when necessary and make court appearances on our owners’ behalf.

Homeowner associations relish in having a third party to oversee the collection of assessment fees, compliance of the standards set forth by the HOA, arrangements for lawn care and snow removal,  plus repairs and maintenance per the association’s by-laws.

We are an established, reputable small business located in Anderson, Indiana with a vast array of experience and knowledge in real estate management.  Our skills include management of residential and commercial properties, apartment complexes, condominiums, and homeowner associations.  We also have experience in project management, home construction, home rehabilitation, home and pest inspections, collections, and evictions.

We will successfully find and place a qualified resident in your property. We insure their concerns, if any, are timely addressed and resolved.

ADVERTISEMENT

  • Our team will not stop until your property is rented to a qualified tenant.

    • Property photo and information will be listed on our web site scpmanderson.com

    • A detailed listing, complete with photos, of your vacant property will be syndicated to major websites such as Apartments.com, Zillow, Trulia, Padlister, Google base, and more.

    • A sign will be placed in the yard and/or front window of the property with our name and number for prospective resident(s) to call.

    • Your property will be listed on our Vacancy Sheet which is available 24/7 via info box on the front porch, as well as in our office.

    • Property photo and information sheet will be posted on the vacancy board in our front office.

OCCUPANCY

  • Resident Placement ~ Resident Consultation (we provide budget planning for each applicant)

    • Utility verification- unless specified by the owner, tenants must obtain utility services before receiving keys.

      • Anderson City Utilities will notify us when an account is 60 days delinquent.

  • Signing of Lease: Our tenants commit to at least a 12 month Lease agreement.

  • Collection of rent and security deposits.

  • Collection of late fees, if needed.

  • Litigation: If necessary, we will obtain the court’s assistance in evicting residents that fail to pay monies owed or damage property.  We will then pursue collection via the Court system by obtaining judgment and garnishment of wages.  We will attend all court hearings on your behalf.

  • Renewals and Inspections

    • Inspections are completed annually unless otherwise directed by the owner. Quarterly and semi annual inspections are also available.

    • Before a renewal is offered to a tenant, an inspection of the property, as well as rent and utility accounts is performed.

KEEPING YOU INFORMED

TENANT SCREENING

We will complete a thorough screening and application process of any and all prospective resident(s) by: 

  • Obtaining copies of driver’s license / Photo I.D.(s)

  • Obtaining and reviewing credit reports

  • Obtaining and reviewing criminal report

  • Obtaining and reviewing eviction reports

  • Job Verification which includes, but is not limited to, verifying dates of employment, income, job security, etc. We also may ask for copies of the last (60 day) pay stubs from each prospective resident(s).

  • If needed, we will obtain landlord verification by asking several key questions pertaining to how the resident(s) paid rents, the condition they left the property, any complaints from neighbors, etc.

CONTINUED PROPERTY SUPPORT

  • Maintenance/Repair needs: We will receive maintenance calls, process work orders in a timely manner, assign dependable contractors, and verify that maintenance/repair has been performed properly.  Our repair services include:

    • Electrical / H.V.A.C.

    • Plumbing/ Sewer/ Septic/ Hot Water Heaters

    • Roofing and Gutters

    • Carpet/ Hardwood flooring

    • Lawn Care and Snow Removal

    • Painting/ Drywall

    • Complete Renovations

    • Cleaning Services/ Clean Outs

    • Carpet cleaning and deodorizing

    • Home Inspections

    • Pest Inspections

HELPING YOU GROW

  • Investment opportunities

    • We have investment owners that provide us with first choice to buy or sell to other owners within our company.

  • We will be happy to visit potential properties on your behalf, or make you aware of an available property within the SCPM “family”.

  • Bookkeeping: You will receive a monthly accounting in the form of an "easy to read' Owner’s Share Report, which reflects all monies received and distributed for the calendar month. 

    • Owner share monies are distributed via check or direct deposit.

    • Detailed invoicing for repairs are provided in the reports

  • 1099 MISC– Our office will provide each owner with detailed End Of Year (EOY) paper work. We provide each owner with a completed 1099 form ready to be presented to your accountant.
